Why do you need home additions?

More livable space

It seems there is never enough in one house. Home builders’ first goal for adding a home is often the need for space, whether to live in, to store things or to devote it to specific activities such as crafts, entertainment, work or sports. sports. And that’s exactly one of the main benefits of a home addition: Increase the living space of your home.

Property values increase

Building additions is truly an investment, even if at first glance they seem like an expense. However, when done properly, home additions are a great way to add resale value to your property with usable square footage. For example, a 3-bedroom house is worth more than a 2-bedroom house and resells more quickly.

Better quality of life

This is one of the most important benefits when expanding a house. Remember that any home addition is conceived with the intention of improving your quality of life. Among the many benefits that a home addition can bring to your daily life are getting more natural light into your home and increasing the quality of air flow. These health benefits also come with the feeling of a clean space thanks to the addition of storage space, which will help you have a tidy home.

Extra income

House extensions are an opportunity to have more rooms to rent out – a significant source of monthly income. Adding a kitchenette and a bedroom and a bathroom adds the opportunity to earn extra income. This is a source of income for you to boldly invest in expanding your home.

Adding on to your home not only gives you the ability to have more useful space, but also the luxuries you’ve always dreamed of. One of the most requested home additions is the master bathroom. Adding space to a small bathroom to transform it into a place of luxury, peace and relaxation is one example of the many benefits you can get from adding on to your home. You might also consider adding room for family members, eventually expanding your kitchen so it’s chef-approved, or adding a luxury deck for those special summer dinners.

Cheaper than buying a new house

Looking for a new, larger home is quite difficult and expensive because you have to bear high home search costs such as brokerage fees and then pay the moving company. A home addition saves you all those costs because you don’t have to leave your home or involve any realtors. Furthermore, your current home has priceless memories that you don’t want to throw away and add to your current home and keep your golden memories.

Improve your home’s appearance

Your storage capacity

Family members’ belongings always increase over time. Most people have a hard time finding a place to keep their belongings because the belongings are often valuable and tied to their memories. When you increase the square footage of your home, you not only have more space to place your belongings, but you can also create more storage solutions.

What do we do to help you expand your home?

With a team of proficient engineers and architects, we help you expand your home perfectly to meet your goals and within a reasonable budget. Below is our professional working process to help you expand your beloved home.

Determine goals, budget and scope

Successful room additions start with a goal: what you want to do, how many rooms to add, the square footage and amenities of each room, the style and features you desire…. Home additions is like building a house and it involves designing, budgeting, obtaining permits, hiring contractors and subcontractors, and building the structure from the ground up.

Plan

As a general contractor, we help you create a complete plan, from idea, design to construction, quality inspection and project acceptance. A GC may have a team with specific tasks, such as design, plumbing, wiring, and HVAC work. We coordinate the elements to have a good plan to achieve goals, quality, budget and time

Work with architects

The design architect will create drawings according to your needs based on the actual information of the house and regulations. A good architect will come up with design options to achieve your goals and make the best use of the available space and within your budget.

Apply for permits and prepare the site

We also work with you to obtain permits and post approved permits in a visible location on your property. To prepare the ground, large earth moving equipment can come to level the ground and clean the soil. Obstructions will be removed—maybe even some trees. Fences will be temporarily removed to allow heavy equipment access to the site.

Build the foundation

Most additions come with a comprehensive foundation, just like a new home. Depending on the plan, the team will begin by pouring the concrete slab or excavating a crawl hole or basement, then pouring concrete for the baseboard and foundation walls. Foundation work is typically performed by a specialized contractor hired by the general contractor – often the same crew that does the initial site preparation. It can take several days of digging, pouring and curing the foundation before the framing crew begins work.

Framing the structure

As soon as the foundation concrete is cured, the floor, walls and roof will be framed. This can be done quickly with a large, experienced team doing the job. We will build the floor sills, wall columns and rafters piece by piece before encasing them.

Add sheathing and roofing

Wall and roof coverings, followed by house wrap, roofing paper, and shingles quickly do the framing task. Wall and roof shingles are usually installed by the same crew that does the basic framing, although shingles and other roofing materials are often done by a professional subcontractor. The roof is almost immediately covered with shingles or other finishing roofing material. This, along with the installation of windows and doors, will protect the structure from rain and allow interior work to be completed in a more leisurely manner.

Install Windows and Doors

Windows and doors for room additions are often off-the-shelf parts ordered from the manufacturer. They are easily installed by skilled workers

Install Electrical, water and HVAC systems

Electricians, plumbers, and HVAC technicians—come participate. The real hurdles tend to involve waiting for city inspectors to inspect and approve the work. These systems need to be inspected and approved before any additional work is carried out on walls, floors and ceilings.

Add insulation and drywall

With the addition of insulation and drywall after subsequent completion. Drywall is a multi-stage process: hang the panels, “wet” the seams with wet drywall compound, let the compound dry, then sand the seams.

Insulation and drywall are sometimes installed to ensure heat loss and warmth in the winter and reduce your electricity and gas bills.

Interior finish

The next step is to install the floors and cabinets, as well as paint the ceiling and walls. The installation of interior doors, baseboards, window trim, door trim, moldings and other trim is usually done by finish carpenters who specialize in this work, although some carpenters are generally equally skilled in rough and finished framing work.

Complete electrical, plumbing and HVAC

Teams of plumbers, electricians and HVAC technicians will return to complete the final installation and connection of plumbing fixtures, lights, wall switches, outlets and HVAC equipment. Some of this work can be done concurrently with interior finishing work.

Complete landscape

As the home’s interior neared completion, landscaping was removed to provide easy access to the now renovated site. Earthmoving equipment can return to grade around the foundation, level and contour the yard, and landscape contractors can come in to plant trees and shrubs and restore the lawn.

Final Inspection and Finishing

The final finishing step of the general contractor and homeowner is the final step. This step reviews all work done from function to aesthetics and checks/tests all equipment and functions. There may be editing and finishing activities to ensure the quality of the functions in the house. Finishing also pays attention to every detail to ensure the aesthetic element is perfect.
